Sunblest Farms  Homeowners Association
Good neighbors. Good neighborhood.

MOVIE NIGHT A HIT: About 20 neighborhood residents turned out for
the first monthly movie night. The next one is set for July 28 on the pool
lawn. Bring your own lawn chairs, popcorn and beverages to enjoy the
new "Pink Panther" at sundown. And have fun!

ANNUAL MEETING SCHEDULED: Sunblest Farm's annual meeting will
be held at 7 p.m. Sept. 19 at the Fishers Train Stations. Two board
positions are up for election this year. Other agenda items will be
posted online by Sept. 1. Please plan to attend to help set the direction
for your neighborhood.

BOARD ELECTIONS: Two seats on the association board of directors
are up for election this year. Interested in running? Please send
nominations by Aug. 25 to
secretary@sunblestfarms.org. Include your
name, address, a brief bio (profession, experience, etc.) and a short
statement about why you want to join the board. Proxy ballots will be
available by Sept. 1. Elections will be held at the annual meeting.

DUES VICTORY: All homeowners had paid their association dues as of
July 12, although three still owed fees related to our filing in Small
Claims Court. Thanks to everyone for being responsible homeowners.

HAIL, MUSKRAT DAMAGE: Like many of our neighbors, the Sunblest
Farms poolhouse roof sustained some damage in the spring hail storm.
Our insurance adjuster has inspected the roof and will settle our claim.
Board members are evaluating bids from contractors to make repairs.
Also, a inspection of the non-functional 126th Street fountain found
that muskrats had chewed through the power cord. The board is
soliciting bids for repair, including the installation of a steel sleeve to
protect the new power cord.
FINANCES: The association had $52,000 in the bank midway through
the year, thanks to full payment of homeowner dues. We have
encountered some unexpected expenses, though, including fountain
and entrance repairs. Also, the pool phone has been used to make
more calls than our contract allows. Recycling income so far: $7.

POOL: The poolhouse needs to be painted; board members (and any
interested volunteers) will do it after the pool closes for the season to
limit disruptions. The roof sustained about $5,000 in damage, which
insurance will cover.

COMMON GROUNDS: Repairs to the 126th Street entrance lights
have been delayed by weather and business challenges facing the
contractor. Work should be complete by the end of July. Fountain
repairs are expected to cost $1,200-$1,500; board members will seek
additional estimates. Our landscape contractor will eradicate
bagworms found on a bush near the Lantern Road electric meter at a
cost of $100 per tree.

CRIME WATCH: The neighborhood had an unfortunate incident
recently where a dog attacked another dog and the police got
involved. Neighbors, please remember that you are responsible for
your pets, in and out of your yard. If your animal attacks a person or
another animal, you can be held liable. Please keep an eye on Fido.

PLAYGROUND EQUIPMENT: The board is considering making
improvements to the neighborhood playground as part of its long-term
planning. Durable equipment is costly, so any changes won't be
immediate. Members also are exploring financing options, including
grant applications and possibly corporate sponsorships. Have other
ideas? Feel free to send them to
secretary@sunblestfarms.org or
suggest them in person at a meeting. We welcome your thoughts.

Selling your house? Don’t forget to call Treasurer Tamra Vincent at
915-9212 at least two weeks before closing to get a statement saying
you are up to date on your dues. We try to accommodate last-minute
requests, but as volunteers we can’t always make miracles happen.

New to the neighborhood? Once you get settled, contact
Secretary Andrea Davis at 915-1156 (or sunblestfarms@yahoo.com)
to get a resident questionnaire. The association uses the information
for a neighborhood directory and to keep our records current.
