Sunblest Farms  Homeowners Association
Good neighbors. Good neighborhood.
ASSOCIATION DIRECTORIES: Updated association directory are
scheduled to be delivered to homeowners by the end of the year.
Why not take advantage of this opportunity to get to know your
neighbors? Didn't get yours? E-mail sunblestfarms@yahoo.com

HOLIDAY LIGHTING CONTEST: Winners were selected Dec. 13.
First place: the King family on Traverse Place
Second Place: the Ringle family on Tanner Drive
Third place: the McClary family on Traverse Place

Congratulations to all and a special “thank you” to Marcia
VanDyke for donating decorations for the neighborhood
entrances—and taking the time to put them up.
POOL TALK: Board members met with John Gibson of Indianapolis
Pool Management and discussed expectations for the upcoming year.
He assured the board that customer service will improve, and
lifeguards will be held to a high standard. IPM will provide the
association with a list of policies so we can be sure the job is being
done properly. Also, IPM is looking for lifeguards. E-mail
sunblestfarms@yahoo.com to learn more.

NEW BUDGET: The board approved a budget for 2006 that provides
for slightly more revenue than expenses and allows dues to remain
stable. There is not much room for unexpected expenses, so board
members will keep a close eye on expenditures. Among the planned
changes: The monthly newsletter will be primarily an online publication
with regular updates. Printed copies will be available upon request
and will be delivered to all homes quarterly. The pool pay phone will
be replaced with a business line, which is cheaper and can be
disconnected in the winter. Other costs are expected to stay the same.

WEB SITE: The association Web site continue to be developed in the
next few months. Plans call for adding links to the association bylaws
and declarations of restrictions, a page with information on pool hours
and rules, and an expanded contact page that will allow users to
e-mail each board member. E-mail sunblestfarms@yahoo.com with
comments or suggestions, and look for a final version by early spring.

DUES TIMELINE: Board members established a timeline for 2006
dues collections. Homeowner bills will be sent out March 1 and
payments will be due May 15. Late fees will be assessed after May 15.
Accounts that remain unpaid as of June 15 will be subject to legal
action and the additional charges that incurs. Please be a good
neighbor and pay your dues on time.

Minute by minutes (highlights from recent board meetings)
Frozen danger: Talk to your family about the dangers of “frozen”
ponds. Because Indiana’s weather fluctuates so much, ponds in this
region seldom freeze solidly enough to hold the weight of a person.
Also, our retention ponds are designed to collect the runoff from rain
and melting snow, which keeps the water below the surface moving—
not freezing. Also, some neighborhood children have been throwing
rocks from near the drainage pipes onto the frozen surface. This is
not only dangerous, but also could cost the association money if the
culverts lose their structural integrity as a result of the missing rocks.
Please, stay away from the ponds.

Neither rain nor sleet ... Please think about our mail carrier when it
snows and clear away enough for her to drive up to your mailbox.
When snow blocks access, it is difficult for her to make deliveries.
Let’s not make her job harder than it already is. Also, remember your
fire hydrants when you’re shoveling and be sure to clear snow away
so firefighters can find them in an emergency.

Fire safety tips: Our friendly neighborhood fire marshal reminds
everyone to check the batteries in their smoke detectors and use
space heaters with extreme caution. Fires are all too common this
time of year, but they can be avoided.

School bus safety: Parents, when waiting in your car at
neighborhood bus stops, please be courteous to other drivers by
parking on the right side of the street and keeping your headlights
off. Also, make sure to stop when the school buses are stopped. It’s
against the law to pass a bus that has its stop-arm extended.

Suspicious activity: If you see something suspicious, please call the
Fishers Police dispatch at 773-1282. Burglars have hit two nearby
neighborhoods in recent weeks, and someone tried to steal holiday
decorations in Sunblest Farms. Better safe than sorry.....and what
you report may tie into something else!

Lost: Black grill cover during high winds around Thanksgiving. Call
576-8089.

Selling your house? Don’t forget to call Treasurer Tamra Vincent at
915-9212 at least two weeks before closing to get a statement saying
you are up to date on your dues. We try to accommodate last-minute
requests, but as volunteers we can’t always make miracles happen.

New to the neighborhood? Once you get settled, contact
Secretary Andrea Davis at 915-1156 (or sunblestfarms@yahoo.com)
to get a resident questionnaire. The association uses the information
for a neighborhood directory and to keep our records current.
